Denver is making steady progress on the zoning code update aimed at bringing Denver’s regulations into closer alignment with adopted plans citywide. An improved Zoning Code that supports our community’s vision will enhance our neighborhoods and guide desired development.
Extensive community outreach has been the cornerstone of this effort and more than 1,500 people have participated so far.
The third phase of this four phase project is underway. Earlier work included a Diagnostic Report that analyzed the current Zoning Code and helped define Problem Statements that identify and prioritize needed improvements. Three primary problem areas were identified: Misalignment between the current Zoning Code and adopted plans including Blueprint Denver; unnecessary complexity and inconsistency in many code procedures; and the format and size of the code makes it difficult to use.
The Zoning Code Task Force recently presented recommended solutions in the form of ‘preferred approaches’ to updating the Zoning Code at five public meetings held across the city. Using input collected at these and other meetings, Community Planning and Development staff along with the consultant team are underway with the preparation of a new zoning code draft.
